hallenged with converting an existing industrial building into an open office environment with a very dense occupancy, fast track project schedule and LEED Commercial Interiors certification, required the design and construction team to use innovative processes throughout the design and construction. Evaluation of the spatial needs of a dense population against energy efficient design proved to be the greatest obstacle. The high occupancy of workstations, high bay heights and immense open space were overcome by breaking the open office environment into smaller pods of open space with 12’-0” ceilings, indirect pendant lighting and skylights. The smaller pods of open space were created by moving the offices, conference rooms and ancillary spaces to the interior of the building, shortening the visual distances of the immense space. Moving the built environment to the interior of the building exposed the perimeter of the building to the open office environment, taking advantage of the natural light. The project was awarded LEED Gold Certification by the US Green Building Council.
